House Washing Cost in Brisbane – What Really Affects the Price

As someone quoting jobs around Wynnum for 25-odd years now, this is the question everyone leads with, and fair enough. The honest answer is it depends on your specific house — but here's what actually moves the number.

Size and surface

Bigger homes take longer, obviously, but the surface matters just as much as the size. Weatherboard and rendered homes need different handling, and I always run low-pressure soft washing to avoid paint damage while still shifting the grime and salt.

How long since the last wash

The longer it's been, the more build-up there is to break down, which means more time on site. Bayside suburbs like Wynnum, Manly and Lota tend to collect salt and mould faster than inland areas thanks to the humidity, so a yearly wash actually keeps your long-term cost down rather than letting it build up.

Access

Tight side access, steep blocks, second-storey eaves — anything that adds setup time adds a bit to the quote. I always try to make that as painless and affordable as I can rather than charging extra just because it's awkward.
